First steps to begin the process

Please complete the form below and a member of our team will email you the next steps to obtain a mortgage. This will be sent you in the next 30 minutes!

    Didn't receive our email?

In most cases the email was delivered but filtered to spam/junk. Please check there first. We also send an SMS to confirm the email has been sent.

    Opening hours

We're open Monday-Friday, 9:00-17:30. Emails are monitored on Saturdays. Enquiries received before 16:00 are responded to the same day (Saturday appointments are available on request).

How quickly can you submit an application?

Once you engage our services via the email we send after you submit this form - and once we've received and reviewed your documents - we can typically issue an Agreement In Principle (AIP) and submit an application the same day. The timing depends on how quickly documents are uploaded.

To make this easy, we'll invite you to our secure portal to upload documents from a computer, tablet, or phone.

    Why an AIP matters

Many estate agents require a Mortgage Agreement in Principle before allowing viewings or accepting offers. Using our portal is the fastest way for us to assess documents and provide your AIP.

    What do our services cost?

Most of our income is paid by the lender (procuration fees). We charge a one-off lifetime fee of £99. Once paid, we won't charge you again for future property purchases or applications through us!

Why use FG & Cook Financial Services?

    • Our mortgage advice is overseen by Director Jason Cook CeMAP who has worked in financial services since 1986, formerly managed mortgage training for NatWest within Greater London and has overseen thousands of successful cases.
    • Our other directors include RICS (Royal Institution of Chartered Surveyors) qualified surveyors. We routinely help clients where properties face purchase issues such as down-valuations, defects, non-standard construction types or other issues (e.g., short leases).
